12,000 BTU mini splits on a standard 115 V circuit
The most-bought capacity on the cheapest circuit — and the combination that most often needs no electrician at all.
Every figure here is taken from the manufacturer’s published listing and measured against the rest of the group. We do not install or test mini splits. Where a listing is silent, this site prints not stated rather than a plausible default.
What this group looks like
| Measure | Middle half | Median |
|---|---|---|
| Capacity | 12,000 BTU – 12,000 BTU | 12,000 BTU |
| Claimed coverage | 550 sq ft – 750 sq ft | 750 sq ft |
| Sizing check (derived) | — | 16.0 BTU/sq ft |
| SEER2 | 18.1 – 20 | 19 |
The middle-half column spans the 25th to 75th percentile, so it describes where most of this group sits rather than being pulled about by one unusual unit.
This is arithmetic, not a load calculation. The sizing check is the unit’s own BTU rating divided by the coverage area it claims, against a rule of thumb of roughly 20 BTU per square foot. It tells you when a listing’s two numbers disagree with each other. It knows nothing about your ceiling height, insulation, window area, climate or which way the room faces — and all of those move the answer. Sizing a system properly is a Manual J calculation and it is a professional’s job.
Against the market as a whole this group claims about as much coverage per BTU as average — a median of 16.0 BTU per square foot against 16.0 overall. Lower means a bolder coverage claim, not a better unit.
What these listings publish
Specification coverage is uneven, and knowing where it runs out is part of shopping honestly.

What they cost
Bands, not prices — and the equipment is frequently the smaller half of the project once the circuit and the installation are counted.

This is the sweet spot of the whole market
Twelve thousand BTU covers the room most people are trying to cool, and 115 V is the last capacity at which a standard circuit will reliably serve it. Above this the choice disappears. If your room fits and a circuit is available, this combination is the cheapest complete installation on the site.
Check the coverage claim especially here
This class carries the widest spread of coverage claims on the site — the same 12,000 BTU rating sold for 550 square feet by one manufacturer and 750 by another. The sizing check on each result shows which is which, and at 750 square feet a 12,000 BTU head is working well below the usual rule.
The narrowest useful class on this site
Twelve thousand BTU at 115 V is the largest capacity that will run from an ordinary household circuit, which makes this combination the ceiling for an installation without electrical work. Above it every unit in this corpus needs 230 V and an electrician. That single fact is the reason this class exists and the reason it is worth filtering on directly: it is not a preference, it is the boundary between two very different installation costs.
An existing outlet is not an existing circuit
Running at 115 V often means a socket is already there; it does not mean the unit may share it. A mini split is a continuous load and generally wants a dedicated breaker even at this voltage, which is a smaller job than a new 230 V run and is still a job. A listing describing a unit as plug-in is describing the connector rather than the circuit it belongs on.
What this size actually covers
Twelve thousand BTU suits roughly six hundred square feet at the usual rule of thumb, and rather less where the room has a lot of glass, a western aspect or poor insulation. Manufacturer coverage claims across this corpus work out more generously than that, so the listed square footage is best read as an optimistic ceiling. Where the arithmetic puts a room near the top of this class, the honest answer is usually the next size up and the electrician that comes with it.
The refrigerant these ship with
This corpus has moved almost entirely from R-410A to R-32 and R-454B, with a couple of the old units left. The change is regulatory rather than a performance upgrade, and it matters practically: both replacements are mildly flammable, which brings rules about line-set routing and a minimum room volume for the indoor head. For a unit going into a small room — which is most of this class — the room-volume rule is the one worth checking before committing.
Noise, and the figure that is quoted
Nearly every listing states a decibel rating low enough to sound implausible for an air conditioner. It is accurate and it describes the best case: the indoor head, lowest fan speed, at a set distance. The number that matters in a bedroom is the one on the setting that actually holds temperature overnight, which is not published, and the outdoor unit is a separate figure most listings omit entirely.
Clearances the listing does not mention
Both units need air. The outdoor unit sheds heat and wants space around it; the indoor head needs clearance above and below to circulate properly, and it needs to be high enough on the wall to throw air across the room. The required distances are in the manual rather than the listing, and they are reliably larger than the space the equipment occupies. Siting decided by where it looks tidy rather than by the clearance table is the most common cause of a unit that underperforms with nothing wrong with it.
Before you buy
Do not size up “to be safe”
An oversized unit short-cycles, never dehumidifies, and leaves the room cold and clammy while looking perfectly functional. Where the arithmetic puts you between two sizes, insulation and window area decide — and a load calculation decides properly.
Price the circuit, not just the box
A 230 V unit needs a dedicated run from the panel, and on a long route that can cost more than the difference between any two units here.
Treat marketing language as a claim
“Whole home”, “ultra quiet” and a square footage on a box are positioning. Look for the number behind each: a BTU rating, a decibel figure, a SEER2 value. Where this site could not find one, it says not stated.
